It will feature 384 fully finished and furnished residences, ranging from 500 to 1,200 square feet, marking it as Fort Lauderdale’s first resort condominium property specifically designed, built, and licensed for short-term rentals. Cervera Real Estate has been appointed as the exclusive sales and marketing representative for Natiivo Fort Lauderdale, with unit prices reportedly ranging from the $500,000s to $1.5 million. The project is expected to be completed in 2028.

A recent submission of site plans to Miami’s Urban Development Review Board has revealed the design for Two Riverside, a proposed 59-story mixed-use skyscraper at 99 Southwest 7th Street in Brickell. The design, created by Brandow Haw Architecture with ODP Architecture & Design as the architect of record and developed by Newgard Group, showcases a slender, 730-foot-tall structure. It is set to offer approximately 520,631 square feet of space, encompassing 271,605 square feet of residential area across 169 units and 1,090 square feet dedicated to ground-floor retail. The adjacent One Riverside project will provide the necessary vehicle and bike parking, where Newgard Group is also developing two other towers, including the 44-story Lofty Brickell. The proposal is scheduled for review on November 15.

New construction permits have been filed for Lofty Brickell, a 42-story, riverfront mixed-use high-rise planned for 99 Southwest 7th Street in Brickell, Miami. Located just steps from Brickell City Centre, the building is designed by internationally acclaimed architecture firm Arquitectonica with carefully curated interiors by design firm INC and landscaping by Urban Robot Associates, and is being developed by Newgard Development Group (Newgard). According to October 19 filing, the 574-foot-tall development is projected to yield 619,200 square feet of space including 362 residential units, which would come in a mix of studio, one and two-bedroom residences ranging between 436 to 985 square feet. Although the application is in the pre-screeing phase, Newgard has selected JV Americaribe-Moriarty JV, a joint venture between the construction firms Americaribe and John Moriarty & Associates, as the general contractor.
